  1. How do I get an apartment?
  2. How long will it take to get into an apartment, if one is available? Due to the income and asset verification process, it can take 2 to 4 weeks.
  3. Where I am on the waiting list? Each property maintains a waiting list. Please contact the property(ies) directly.
  4. Do all the apartments have waiting lists? Most do and some might have available units.
  5. Do you take pets? Burbank Housing maintains a "no pet" policy. However, in some cases pets are allowed as a reasonable accommodation for persons with disabilities. Companion Animals are allowed in our senior complexes.
  6. Do you accept Section 8? Yes.
  7. I am disabled, do you offer special housing for people with disabilities? Yes.
    Does that put me ahead on the list? Yes, if wheelchair accessible unit is needed.
  8. I need a live-in caretaker, do they need to apply too? No, but a criminal background check is required.
  9. How do I find out about brand- new apartments? New Rental Construction Mailing List Form, drop off, mail or fax to 707-526-9811.
  10. How do I get into a brand-new apartment? Marketing efforts generally start 120 days prior to the property being completed. Interested parties can get on our new construction mailing list to receive information about new properties. Because of the volume of pre-applications received for the limited number of units available, a drawing is held. Interested parties are mailed a pre-application packet, which informs them of the deadline to submit their applications in order to be included in the drawing. During the drawing, all pre-applications received by the deadline are drawn at random and receive a processing number. Pre-applications are then processed in order of assigned processing numbers. Applicants that are not being actively processed are placed on a waiting list and will be contacted when their name nears the top of the waiting list. Pre-applications received after the deadline, are placed on the waiting list in order of date and time received.

Mutual Self-Help Information

  1. How many mutual self- help homes does Burbank Housing build per year?
    1. We try to have two self-help developments per year with 17 to 40 homes in each development.
    2. Most self-helps are for households earning less than 80% of the area median income. Typically, a family must qualify for a 3% mortgage of approximately $200,000. Average sale prices range from $350,000 to the low $400,000's.
  2. How can a low-income family qualify for homes of these prices? Financial assistance is available from various sources. This includes deferred payment loans that do not require a monthly mortgage payment but are due when you sell the home.

  1. How many homes does Burbank Housing resell per year? On average, 22.
  2. What is the price of a resale? Resales range from $185,000 – $300,000.
  3. What income do I need to purchase a home? Income requirements vary from home to home.

Homeownership General Information

  1. How can I become a homeowner?
    1. Minimum qualifying income and the ability to qualify for a mortgage of $200,000 (varies depending on program).
    2. Good Credit: Credit rating score of: Go to Consumer Credit Counseling Services. FICO scores of 620 or higher some exceptions are made for our resale program.
    3. Typically, homes are available to households earning less than 80% median income but earning at least $30,000 annually. In some cases, eligibility is up to 120% of median income.
